Will I Be Able to Tell the Difference After the Roof Is Cleaned?

The answer is yes, and it is usually obvious before the job is even finished. The photo above was taken mid-clean. On one side of the roof, the tile has been treated. On the other side, it has not. What You Are Seeing on the Roof

The dark black areas are not just dirt. On tile roofs in San Antonio, that blackening is typically organic growth — algae, mold, and mildew that has taken hold on the surface. Because tile is porous, that growth does not just sit on top. It can work its way into the tile, which is why a simple rinse does not fully address it.

In the photo, the side that has been treated already looks like the original tile color. The untreated side still shows the dark staining that has built up over time. This is the same roof, the same material, and the same exposure — the only difference is the soft wash solution.

Why Soft Wash Works Better Than Pressure on Tile

Some people assume pressure washing is the way to clean a roof. The problem is that pressure only removes what the water physically hits. It can knock off the top layer of growth and leave the roof looking somewhat cleaner, but it does not reach the mold that has embedded itself in the porous tile. Within a relatively short time, that remaining growth can return.

Our soft spray system works differently. We apply a cleaning solution to the roof at low pressure and let it soak into the tile. The solution penetrates the porous surface and kills the mold at the root. Once the growth is treated, it is rinsed away and the roof is left genuinely clean, not just pressure-blasted.

Results That Last

Because the treatment addresses the root of the problem rather than just the visible surface, the results tend to last. In our experience, a properly soft-washed tile roof can stay clean for five years or more, depending on shade, tree cover, and surrounding humidity. That is a very different outcome than a quick pressure wash that leaves the underlying growth behind.
