San Antonio Building Cleaning for a Property Manager Inspection

A property manager called before an inspection with a few buildings that needed cleaning up. Soft wash chemical treatment took the mold and grime off the trim and brought the stucco back to life.

Got a call from one of our property managers here in San Antonio. They had an inspection coming up and a few buildings on the property that needed to get cleaned up before the walk-through. Mold Loves the Trim

Take a look at the trim, the cornices, and the recessed panels on the before side. That is where mold and mildew set up shop first. The shadow lines, the sills, the little ledges under the roofline — anywhere that stays damp a little longer collects organic growth, and once it gets a foothold, it grows deeper into the surface every season. From the parking lot it just reads as "dirty building," but up close it is a living layer of mold on stucco and concrete trim.

Soft Wash Is No Match for It

This is where our chemical treatment soft wash does the heavy lifting. We are not blasting the stucco with high pressure — that would damage the finish and drive water into places it should not go. Instead we apply the right cleaning solution at low pressure, let the chemistry break down the mold and mildew at the root, and rinse the surface clean. The trim comes back to its original color, the panels look uniform again, and the building reads maintained instead of neglected.

The whole corner tower in the last photo tells the story. Same building, same light, same angle — one side still has years of organic growth on the stucco and cornice, and the other side looks like the day it was built.
