Parking Garage Cleaning and Exterior Building Cleaning

A four-level parking garage and adjoining office building cleaned on a recurring basis — exterior facade, internal levels, and all the concrete surfaces in between.

We cleaned the exterior facade, the parking structure, and the connecting surfaces on a recurring basis — every year or every other year depending on what the property needed.

The photo above shows exactly what that kind of maintenance looks like in progress. We had already cleaned the right side of the parking garage exterior. It is spotless, restored, and back to the original color. The left side is still dirty — dark runoff streaks, mildew, and the grime that collects on multi-level concrete structures over time. That contrast is the whole story in one frame.

Exterior Building Cleaning

The outside of a parking garage takes a beating. Vertical concrete panels, precast sections, and facade joints collect exhaust residue, dust, pollen, and organic growth. Left alone, that grime does not just look bad — it ages the surface, traps moisture, and makes the whole property feel neglected before anyone even pulls inside.

We treated the exterior with the right pressure, the right chemistry, and the right sequencing for a multi-level structure. That means controlled runoff, safe access around occupied parking areas, and a finish that reads clean from the street and from the upper decks. We did the same for the adjoining office building, so the entire campus looked maintained rather than half-finished.

Parking Garage Cleaning

Inside the garage, the work was just as important. Four levels of parking decks, ramps, stairwells, and circulation areas collect oil, tire marks, dust, and leaves. The darker the deck, the worse the lighting looks. The dirtier the corners, the more the whole structure feels unsafe.

We cleaned the deck surfaces, ramp transitions, and pedestrian areas with equipment sized for commercial structures. Surface cleaners and controlled pressure remove the embedded traffic film without damaging the concrete or forcing water into places it should not go. We also work around existing traffic patterns and property schedules, because a garage that is out of service is a garage that is not generating revenue.

Why Recurring Cleaning Makes Sense

This property called us back year after year, sometimes every other year, because the building was part of a larger maintenance plan. Cleaning on a cycle keeps the job from turning into a restoration. The surfaces never get to the point where they need aggressive remediation. The property always looks open and professional.
