How Often Should You Pressure Wash Your Home in San Antonio?

Most online guides give the same generic answer to this question: 'pressure wash your home every 1–2 years.' That advice was written for a national audience. In San Antonio, our climate makes parts of that schedule too aggressive and other parts not nearly aggressive enough.

Why Texas Climate Changes Everything

Three local factors drive cleaning frequency. First, our humidity stays high for most of the year, which is jet fuel for mildew and algae. Second, our water is among the hardest in Texas, so every sprinkler cycle leaves mineral residue. Third, oak pollen in spring coats every horizontal and many vertical surfaces in a thick yellow film that bonds to paint as it dries.

All three mean your house, roof, and concrete need attention more often than a homeowner in a drier climate.

House Siding: Once a Year

For stucco, fiber cement, brick, vinyl, and wood siding, plan on a professional soft wash once per year — usually in late spring after oak pollen has finished dropping. Homes under heavy tree cover or with north-facing walls that stay damp may benefit from a second light cleaning in fall.

Roof: Every 2–4 Years
