Commercial Roof Cleaning at Axe Retirement

A five-story retirement community with steep tile roof facades around the entire complex — cleaned on a recurring contract with the soft wash roof cleaning system we developed over the years.

Axe Retirement was one of those commercial roof cleaning jobs that most contractors take one look at and walk away from. Five stories tall, with a steep tile roof facade that wrapped the entire building complex. High, exposed, and unforgiving — no easy access, no shortcuts, and no room for anyone who was not fully comfortable working at that height on that kind of pitch.

Bill Eary and his crew were the only ones that would take the job on. Once we proved we could do it safely, cleanly, and consistently, we held the contract for many years. We serviced the whole complex on a rotation — typically once every other year — and kept the tile looking the way it was meant to look from the day the community was built.

Steep Tile, Every Building, Every Elevation

The roof system at Axe Retirement is barrel and S-tile running across multiple buildings, with hip roofs, dormers, valleys, and parapet transitions on every elevation. In South Florida heat and humidity, that tile grows algae, lichen, and dark streaking fast. From the ground it just looks dingy. Up on the roof you can see the actual biological layer sitting on top of the tile.

Every building in the complex had to be walked, planned, and cleaned individually — no two roof sections drained the same way, and every elevation had a different combination of tile pitch, landscape below, and access from adjacent flat roofs.

The Soft Wash System We Developed

This is the job that taught us a lot of what we know today about soft spray roof cleaning. High pressure would have blown the surface off the tile and driven water where it did not belong. The only responsible way to clean a roof like this is a low-pressure chemical application — the soft wash approach.

We apply the cleaning solution at low pressure, let the chemistry break down the algae, lichen, and mildew at the root, and let the roof rinse itself with the next few rains. No walking every square foot with a wand. No blasting. No damage to the tile surface, the underlayment, or the mortar at the ridges and hips.

The system we developed over years of roofs like this one is the same soft spray cleaning system we use today across San Antonio and the Hill Country — dialed in for tile, metal, and asphalt shingle, and safe for the plants, pool decks, and finishes below.

Cleaned in Sections, Verified on the Way Out

On a complex this size we clean in sections and verify as we go. The photo below was taken mid-project — you can see cleaned tile in the foreground next to sections still waiting for treatment. That is how you know the system is doing the work: same tile, same roof, same age, only one has been treated.

Why Property Managers Kept Renewing

Recurring commercial roof cleaning contracts do not stay in place because of a cheap first bid.
