Before You Clean: Protecting Native Landscapes During Exterior Property Maintenance
Native landscapes bring the Texas Hill Country to life. They provide food and shelter for wildlife, support pollinators, protect soil, and connect developed properties with the natural character of the region.

When a home, community building, walkway, roof, or other exterior surface needs cleaning, the work area often extends beyond the surface itself. Water moves. Wind carries mist. Downspouts connect roofs to the ground. Sidewalks slope toward gardens, streets, and storm drains. Plants growing closest to a building may be directly beneath the work.
A thoughtful property walk before cleaning begins can help identify these relationships and prevent avoidable problems. The objective is not to select one cleaning method for every property. It is to understand the site before deciding how the work should be performed.
Begin with the Landscape, Not the Equipment
Before bringing equipment onto the property, walk the entire work area and look at what surrounds it.
Identify native plant beds, pollinator gardens, young trees, exposed roots, seasonal wildflowers, vegetable gardens, rain gardens, ponds, birdbaths, and other sensitive areas. Note where vegetation grows directly against the building and where tree limbs extend over roofs or paved surfaces.
Some areas may not be obvious at first glance. A dormant plant can still have a living root system beneath the soil. A low area that appears dry may collect water when runoff reaches it. Leaves, mulch, and groundcover may conceal irrigation components or small drainage channels.
That question can reveal more about the job than the appearance of the surface alone.
Follow the Likely Path of Water
Roofs, driveways, sidewalks, patios, retaining walls, and building exteriors all influence the movement of water. Look for slopes, roof valleys, downspouts, gutters, curb lines, drainage grates, storm-drain inlets, dry creek beds, and natural low points. Water may travel farther than expected, particularly across concrete or other hard surfaces that cannot absorb it.

The U.S. Environmental Protection Agency explains that runoff moving across roofs, streets, parking areas, and other hard surfaces can collect dirt, chemicals, and additional pollutants before reaching a storm drain or body of water. Because of that connection, water movement should be considered before exterior work begins—not after runoff is already traveling away from the site.
Storm drains should not automatically be treated as disposal points. Requirements differ by location and by the material present in the water. Property owners and contractors should identify applicable local requirements before work begins and determine whether water must be contained, recovered, redirected, or handled through another approved method.
A nearby lawn or garden should not automatically be treated as a suitable destination either. Soil type, slope, plant sensitivity, water volume, existing saturation, and the substances contained in the water all matter.
Identify What Is Being Removed
“Dirt” is a broad description. Material on an exterior surface might include ordinary soil, pollen, algae, mildew, leaf residue, bird droppings, grease, oil, paint particles, mineral deposits, fertilizer residue, or material from previous repairs.
Understanding what is being removed helps determine how the resulting water and debris should be managed. Loose leaves and dry debris may be collected before water is introduced. Oil, paint fragments, grease, and other potentially harmful material may require more careful containment and disposal. Cleaning solutions should be selected for the actual surface and condition, and all product-label instructions must be followed.
No contractor should assume that every substance found on a property can safely be washed into soil, landscaping, a gutter, or a storm drain.
Match the Method to the Surface
Exterior cleaning is not one universal process. Durable concrete, painted siding, stucco, limestone, roof shingles, wood, and historic masonry have different vulnerabilities.
The appropriate approach may involve controlled pressure, lower-pressure application, hand cleaning, dry removal, spot treatment, or postponing the work until a better plan is in place. More force is not automatically more effective, and unnecessarily aggressive cleaning can damage surfaces while also increasing splash and runoff.
A small test area can help reveal how a surface and its surrounding environment will respond. The person performing the work should understand both the material being cleaned and the landscape around it.
Discuss Native Plants and Pollinator Areas in Advance
The presence of native plants does not eliminate the need for property maintenance, but it should influence how that maintenance is planned. Point out important plants and habitat areas before work starts. Do not assume that a contractor will recognize every native species, recently planted area, or pollinator host plant.
Discuss:
- Plants located directly beneath the work
- Active blooms receiving heavy pollinator activity
- Young plants and recent transplants
- Exposed roots or shallow soil
- Rain gardens and vegetated drainage areas
- Irrigation lines, emitters, and controls
- Wildlife water sources
- Areas of bare or erosion-prone soil
- Places where runoff could collect
The right response will depend on the site. It may involve changing the work sequence, controlling the direction of application, reducing water volume, temporarily shielding an area, collecting runoff, moving portable habitat features, or establishing a larger buffer.
Protective coverings also require judgment. Plants should not be left under impermeable material long enough to trap excessive heat, and coverings should not create a new runoff path toward another sensitive area.
Protect the Soil as Well as the Plants
Healthy landscapes depend on what is happening below the surface.
Concentrated water can move mulch, expose roots, compact bare ground, or begin a small erosion channel. Repeated runoff along the same route can gradually change the soil even when no single cleaning event appears severe.
Pay particular attention to slopes, recently disturbed soil, thin groundcover, the downhill side of paved areas, and places where downspouts discharge. Avoid placing heavy equipment or repeatedly walking across wet soil near important plants.
Native and adapted vegetation can help slow rainfall and support infiltration under the right conditions, but established landscape features should not be treated as general-purpose filters for cleaning waste. Rain gardens and vegetated buffers are designed systems; their presence does not mean that every type of wash water belongs in them.
Document Conditions Before and After the Work
A few photographs can prevent confusion and improve future planning.
Before cleaning, photograph the surface, adjacent plants, drainage features, irrigation equipment, and any existing damage. Mark especially sensitive areas during the property walk.
Afterward, inspect the same locations. Confirm that drains are clear, irrigation components remain in place, mulch has not been displaced, runoff has not created erosion, and debris has been collected.
Documentation is not only about assigning responsibility. It creates a record that can make the next maintenance visit safer and more efficient.
Questions to Ask Before Exterior Cleaning Begins
Property owners can use these questions when planning the work:
- What surfaces are being cleaned, and what material is being removed?
- Which plants, habitat areas, and soil conditions require special attention?
- Where will water naturally travel from each work area?
- Are storm drains, waterways, wells, ponds, or rain gardens nearby?
- Will any cleaning product be used, and what does its label require?
- Does runoff need to be contained or recovered?
- Can loose debris be collected before water is introduced?
- Is the proposed method appropriate for the surface?
- How will nearby landscaping and irrigation equipment be protected?
- Who will inspect the property when the work is finished?
If these questions cannot be answered clearly, the work may need further planning.
Good Exterior Care Is Site-Specific
Responsible exterior maintenance begins with observation.
The building, plants, soil, drainage, weather, and proposed cleaning method are parts of one connected site. Walking the property, tracing the likely path of water, identifying sensitive areas, and choosing a surface-appropriate process can help protect both the structure and the landscape around it.
The most important step may be the simplest one: pause before the work begins and look at the entire property—not only at the surface that needs cleaning.
