The Three Phases on a Gym Build

Every large gym project moves through the same three cleaning phases, and each one has its own scope. **Rough clean** happens once the framing, drywall, and rough mechanicals are in — debris removal, drywall dust knockdown, sweeping every floor, and clearing the site so flooring, mirror, and finish trades can move in. **Final clean** happens once the finishes are installed — detailed wipe-down of every surface, glass and mirror, floor scrubbing and polishing, restroom and locker room detail, fixture and hardware work, and vent covers. **Touch-up** is the last pass right before turnover — catching anything that shifted after final clean and delivering a facility that looks like it hasn't been touched.

On a gym, the mirror and glass work alone is a major line item. Every studio has a mirror wall. Every cardio floor is surrounded by glass. Every restroom, locker room, and sauna has finished glass and stainless. That's where a national brand's standard gets tested, and it's where our crew spends real time to get it right.

Pool, Aquatic Areas, and Wet Zones

A lot of the large gym brands include an indoor pool, sauna, steam room, and wet locker area. These zones need a different approach than the dry side of the building. The tile has to be detailed without leaving residue. The pool deck has to be finished so it's safe underfoot. The glass and stainless around the wet area has to be cleaned with the right products so it doesn't spot the first time humidity hits it. Our crew knows the sequence and the products, and we coordinate with the pool contractor so nothing we do interferes with commissioning.

Functional Turf, TRX, and Group Training Zones

The functional training area is one of the harder zones on a gym build. There's turf, rubber tile, TRX racks, plyo boxes, medicine balls, ropes, and a bunch of mounted equipment. Each surface needs a different product and a different technique. The turf can't be over-wetted. The rubber tile can't be damaged by the wrong chemistry. The mounted equipment has to be detailed without leaving streaks on the branded backing. This is where an experienced crew shows the difference.

Restrooms, Locker Rooms, and Front-of-House

The restrooms and locker rooms are where the brand standard is either felt or missed. On a new gym build, that means detailed sink and countertop work, mirror cleaning without streaks, tile and grout that show off the finish, and stainless that isn't dulled by the wrong product.
