It is a full private country club with two championship golf courses, a 24-hour clubhouse, multiple dining venues, a resort-style pool, an outdoor cafe, a full fitness center, spa facilities, and one of the largest tennis and pickleball complexes in South Florida. Members are on the property from before sunrise through late at night. Tournaments and high-end golf events bring in high-profile guests, media, and sponsors.
In an environment like that, the phrase "we'll be back tomorrow to finish" doesn't exist. Cleaning has to happen around the members, not instead of them. That means every phase of the job has to be planned like a live event.
Why Most Cleaners Can't Do This Work
Most exterior cleaning companies are used to residential jobs or empty commercial buildings. They show up, block off an area, get loud, and leave. That approach falls apart at a property like Broken Sound. You cannot rope off the walkway a member is trying to use to reach the fitness center. How We Ran the Job
Every visit to Broken Sound started with a plan that was built around the club — not around us. Our crew leads worked directly with property management to map out which sections could be cleaned, on which days, and during which specific windows.
- **Walkie-talkies on every crew member.** Communication was constant. If a member walked toward an active work area, the closest technician paused, stepped aside, greeted the member politely, and let them pass before resuming. No exceptions.
- **Trained on client-facing conduct.** Our team knew how to speak to members and guests the way club staff would. No slang, no loud radios, no crew standing around. If a member asked a question, they got a polite, professional answer.
- **Micro-scheduled work windows.** Roof cleaning happened in the early morning before heavy tee times. Pool deck and cafe cleaning happened between service transitions. Fitness center walkways and entries were cleaned during off-peak hours. Tennis courts and pathways were sequenced around lesson schedules and league play.
- **Precise chemistry and rinse timing.** On tile roofs like the ones at Broken Sound, the soft-wash solution has to dwell for the right amount of time and be rinsed before it can dry. In Florida sun, that window is short. Our crews rehearsed the sequence so no section was ever left too long or rushed too fast.
- **Zero overspray tolerance near amenities.** Cars in the member lot, patio furniture at the cafe, cabanas at the pool, and the landscaping around the tennis complex all had to be protected. We staged tarps and moved with the work, not ahead of it.
When the schedule said a section had to be finished and cleaned up by 10:00 AM, it was finished and cleaned up by 10:00 AM. That reliability is why we kept the account for years.
The Scope of the Work
Over time, Broken Sound trusted us with almost every exterior surface on the property. The signature terracotta S-tile roofs on the clubhouse and outbuildings. The concrete and paver walkways connecting the clubhouse to the pool, cafe, and fitness center. The pool deck itself. The fitness center exterior. The entries and walkways serving the tennis and pickleball complex. The cart paths and hardscape features throughout the amenity core.
Each surface had its own method. Tile roofs were soft-washed at low pressure with the correct chemistry so the tile finish and the underlayment were never damaged. Concrete pool decks and walkways were surface-cleaned to lift years of foot traffic, sunscreen, and organic buildup without leaving lines or wand marks. Building exteriors were washed at the lowest effective pressure to protect paint, stucco, and window seals. Everything was rinsed thoroughly so no chemistry was left behind near pool water, food service, or landscaping.
Why the Club Kept Calling Us Back
There are plenty of pressure washing companies in South Florida. Broken Sound tried others. The reason they kept coming back to us was simple: we understood that at a property like theirs, the cleaning itself is only half the job. The other half is running a crew that management doesn't have to worry about.
